Background

Campus Village Communities is a Michigan-based multiple-family and mixed-use student housing developer. Campus Village has historically been focused on student housing projects near larger state college campuses throughout the Midwest and has recently expanded its geographical reach to include current and future projects in Texas and other southern states.

History

Campus Village acquired its first apartment property in 1979 in Bloomington, IL. Its first student property was acquired at Illinois State University in Normal, IL in 1984. In 1997 Campus Village initiated its first construction project, a 98-bed community located on the Mansfield campus of The Ohio State University. Campus Village has flourished since that time acquiring and developing more than forty projects totaling approximately 2,213 units and over 4,711 beds under the Campus Village Brand.

Current Status

Campus Village currently owns, operates, or has under construction over 3,600 bedrooms at ten universities with an estimated gross annual income of $17,000,000 and a market value of approximately $150,000,000. The Campus Village portfolio currently includes holdings in Michigan, Ohio and Texas.

Property Development

Campus Village develops and builds its new apartment communities through a related entity, Campus Village Development Company (CV Development). CV Development manages the entire site selection, entitlement, development, construction and project financing process for all new communities. It works with qualified local subcontractors in designing and constructing its projects.

Property Management

Campus Village has developed extensive systems for successful operations management of its communities. These management tools create a value-driven environment for both residents and investors, with the understanding that overall customer satisfaction leads to an increased ROI for the property. The Property Management division is responsible for marketing and leasing of the communities, meeting residents individual and technological needs, while maintaining the value of the asset.
